Property, setting and location:
Dawes house is a delightful, period country home, partly thatched and partly dressed in the traditional Sussex pin tiled walls and roof. The house is overflowing with character and original features - exposed beams and low doorways (padded to protect unwary heads).
Set in the scenic Cuckmere Valley, not far from the old smugglers' village of Alfriston, local places of interest include Michelham Priory, Glyndebourne Opera House, Charleston Farmhouse - home of the Bloomsbury Group, the historic towns of Lewes and Pevensey, the cliffs of Beachy Head and the Seven Sisters, Drusillas Zoo Park, Firle Place and the English Wine Centre. Nearby Downland villages all have ancient churches, excellent old pubs and lovely country walks.
Guest rooms, facilities and garden:
The main guest accommodation is in a single storey thatched barn, incorporated into the main house. This provides a ground floor wing with its own entrance and hall, a bedroom with twin beds, which can zip to make a king size double, and an adjoining room with single bed with french windows leading into the garden. TV and hairdryer provided. There is an en-suite bathroom with bath and shower and a separate toilet.
There is also a double bedded room with private bathroom on the first floor of the main house.
A pretty drawing room with a blazing log fire on cold evenings completes the ambience of warm hospitality.
Dawes House is set in an attractive garden where you may stroll or relax on a summer's day.
Meals and other facilities:
Breakfast, always included in the basic tariff, is served in the elegant dining-room.
Picnic lunches can be prepared on request - 10.00 GBP.
Dinner and other meals are available on request with prior notice - around 25.00 GBP per head excluding drinks.
Vegetarian and other dietary needs can be catered for with advance notice.

Older children over 10 years old are welcomed.
No smoking is permitted in the house.
Sorry no pets.
Off road car parking.
